A home inspection is an important evaluation of a property's condition, but it is not a guarantee, warranty, appraisal, code-compliance inspection, or prediction of future performance.
Louisiana's Standards of Practice establish specific limitations on what a home inspector is required or permitted to inspect.
For example, we do not:
Inspect components that are not readily accessible or observable.
Dismantle or disassemble systems or components except where specifically permitted or required by the Standards of Practice.
Move personal belongings, furniture, equipment, debris, vegetation, soil, or other items to gain access to an area.
Operate systems or components that are shut down, inoperable, or do not respond to normal operating controls.
Determine the remaining life expectancy of a system or component.
Determine the market value or marketability of the property.
Determine whether you should or should not purchase the property.
Determine the effectiveness of systems designed to control or remove hazardous substances.
Perform specialized testing unless specifically included as an additional service.
Inspect detached structures other than garages and carports as part of the standard inspection.
Inspect common areas or common elements of condominiums or other multi-unit properties.
Perform invasive testing or destructive investigation.
Determine whether the property complies with every applicable building code or municipal requirement.
Inspect components or systems that are specifically excluded from the inspection agreement or Standards of Practice.
